Does Cancun Real Estate Offer Variety?

What do you imagine when you think of Cancun real estate? If you’re like most people, probably high-rise condos on the beachfront. But this opens up the question – is their variety in Cancun’s real estate? The answer is “yes.” Consider the following variety of options in Cancun.

Comfortable villas- In the same beachfront area where all the hotels, resorts, malls and tourist-related items are focused (called the “Hotel Zone,”) there are areas across the road from the beach where beautiful villa complexes have been and are being put up. These condos offer virtually all the same benefits as the beachfront condos – close access to the beach, the shopping malls and the international restaurants. The biggest difference is that they don’t have the view, but the pricing and the comfort of a small complex often balance this issue.

Marina condos- Cancun is home to a beautiful marina complex on its north-end beachfront, where the Hotel Zone meets downtown. Condos and other properties in this complex offer a very high-quality lifestyle in a gated community, as well as walking distance to downtown. Downtown is home to many restaurants, shops and cafes, as well as shopping malls and large, modern stores of its own. The marina also offers amazing views – for some people better than those of the beachfront.

Fixer-uppers- Downtown also offers another type of real estate options; old homes which were well-built and either somewhat neglected or never completed finished offer excellent opportunities for those who enjoy undertaking personal projects and the challenges of a renovation. More importantly, they offer very low prices on a property type that is rather hard to come by in Cancun and, therefore, generally fairly high priced. Since Cancun is the oldest city in the area, it offers a greater number of fixer-uppers properties.

Small-town homes- While Cancun itself is a larger city, there are a handful of nearby small towns which are appealing to expat buyers. One of these is Isla Mujeres, which is a nearby island with frequent ferry access. This community offers an ideal balance between a small town lifestyle on a quiet Caribbean island and all the conveniences of a larger city nearby. Another nearby small town is Puerto Morelos about 20 minutes south of the city. While this town has beautiful beaches, it has retained its local small-town character and hold high appeal for this reason.
